Top 12 for the week of July 20th

1) Worked with three new out of state prospects this week, two who visited Great Falls looking to bring manufacturing operations here, and a site selector searching for a distribution center client. One of the prospects brought a checkbook to our office wanting to buy a lot in the Great Falls AgriTech Park on the spot and was chagrined when had to tell him we're not quite ready yet. The response time we're given on some prospects is only a few hours so we rely on real estate listings on LoopNet. If your property isn't on LoopNet, we're not able to include it in our response.
2) Submitted a Big Sky Trust Fund application to the MT Dept. of Commerce as part of an incentive package to compete for a large industrial project considering Great Falls.
3) Closed an SBA 504 loan for permanent low interest financing for the new Napa Auto Superstore in Great Falls in partnership with Stockman Bank.
4) Approved two low interest loan participations in partnership with Stockman Bank to help 2 local companies build and share a new $2.2 million commercial building in Great Falls.
5) Congratulations to MAFB for the new Base Exchange that opened this week and to The Front Brewing Company which is now pouring Great Falls microbrews in the West Bank One development!
6) Work is ready to start on improving the important 2nd Street entrance to downtown. We produced a new downtown investment marketing piece this week.
7) Great Falls metro area employers created 765 new jobs in June as businesses geared up for the summer. For comparison, 949 jobs were created in the Billings metro area and 622 jobs in the Missoula metro area.
8) Our business strategists were busy this week coaching 4 existing businesses looking to expand and two start-ups.
9) Submitted comments on proposed conditions for approval of the Great Falls AgriTech Park. We expect to be before the City Commission for first action on the Park on August 7th. Thank you to Marty Brynes of CTA Architects & Engineers for helping to mediate this process!
10) Welcome to Dr. Susan Wolff, new Dean & CEO of Great Falls College MSU and our newest GFDA Board member!
11) Did you know there are 6 wheat ethanol plants in Alberta and Saskatchewan, and a 7th under construction?
12) Several of you have asked me what shovel ready means. To a site selector, shovel ready means a lot that is legally ready to be conveyed, zoning is in place that allows the proposed use, and all road and utility improvements to the lot line exist. If the proposed use requires rail, a usable rail spur to the lot line exists. All that is necessary for a company to start construction is to get a building permit. The fewer of these boxes you have checked, the less shovel ready you are and, therefore, the less competitive you are. For example, two of our new prospects this week want to find a site they can immediately build on. As authors Jason Jennings and Laurence Haughton titled one of my favorite business books, It's Not the Big That Eat the Small...It's the Fast That Eat the Slow.
